What is a Space Utilisation and Activity Study?
Sometimes known as a Time Utilisation Survey (or TUS), a Space Utilisation and Activity Study (SUAS or SUS for short) is the study of people and the activities they are undertaking in fixed locations within a working environment. This provides management information on the efficiency and effectiveness of the use of space, allowing the client to make informed real estate decisions, which support the needs of the business and its future plans allowing the organisation to seamlessly adapt and change.
Space Utilisation and Activity Studies focus on observing and monitoring both the use of and activity undertaken in fixed locations or spaces in a workplace such as desks, meeting rooms, reception, breakout spaces, telephone booths and photocopiers. The Baker Stuart survey differs from many of the others on the market as it is completely tablet based, minimising errors, speeding up reporting and enabling clients to self-deliver parts of the survey using existing on site staff. Our surveys are detailed and record not just utilisation of space but also the activity observed and “beachtowelling” (when a space is not physically occupied but has been rendered unusable by others).
Who commissions a SUAS?
Space Utilisation and Activity Studies are commonly commissioned by Architects, Interior Designers and design and build professionals, who use our expertise to help them understand their Client’s use of space better, to better inform their briefing processes. We also provide SpaceLOOK directly to clients (usually through their Real estate, Space or Facilities Management teams) who wish to gain a better understanding of their use of space and explore possible efficiency savings.
An SUAS is also of interest to public and private sector clients carrying seeking to implement Soft Landings protocols on their projects. Soft Landings is a new government strategy to ensure a smooth transition from construction to occupation of government buildings, and will be mandatory for all government procured projects by 2016. Private sector clients are also beginning to use the Soft Landings approach which requires space utilisation and activity studies pre-and post-project, alongside other measures such as staff perception questionnaires.
